The Lawhead Team would like to share some key points for North San Diego County’s single family detached homes.

The median price for all North County home sales – attached and detached – fell to $396,000 in October 2012 compared to $410,000 in September 2012.

The median price for all homes in North San Diego County – single family detached homes and single-family attached – fell to $396,000 in October 2012 from $410,000 in September 2012.

The median-priced single family detached homes in North San Diego County decreased 0.52 percent from $480,000 in September 2012 (the highest monthly median price reported in four years) to $477,500 in October 2012. Yearover median SFD price in North San Diego county increased 16.73 from $409,058 in October 2011, the third monthly year-over price increase and highest year-over increase since summer 2010.

The single family detached home median price in Non-North County zip codes increased slightly at 0.60 percent to $367,200 in October 2012 from $365,000 in September 2012. Yearover Non-North County prices jumped 9.61 percent from $335,000 in October 2011— the seventh month of year-over price increases.

The median single family detached home price in San Diego County declined 1.48 percent to $399,000 in October 2012 from $405,000 in September 2012. Year-over county SFD median price increased 11.69 from October 2011, the fifth month of year-over price increases following 15-months of year-over declines.

The median days-on-market for North San Diego County single family detached homes sold fell to 38 days in October 2012 from 42 days in September 2012; the average number of days-on-market decreased to 67 days in September 2012 from 72 days in September 2012.

The SFD median price-per-square foot decreased from $227 in September 2012 (the highest level reported since July 2010) to $224 in October 2012, but jumped 10.26 percent year-over compared to October 2011.

The number of sold single family detached home units in North San Diego County increased 9.39 percent from September 2012 to October 2012 after a 22.77 percent decrease last month.

Single family detached home total sales volume increased 64.79 percent year-over compared to October 2011—the seventh month of year-over increases.

SFD listings (active and contingent) in North San Diego County decreased 7.81percent from September 2012 to October 2012 and decreased 40.32 percent yearover from October 2011—the 14th month of year-over declines in listings.

Single family detached home listings (active and contingent) in San Diego County decreased 6.55 percent in October 2012 from September 2012 and dropped 35.16 percent year-over compared to October 2011.
